Burj Zanzibar is not simply a building — it is a statement. The world's tallest hybrid timber tower rises 96 metres above Fumba Town's west coast seafront, combining cross-laminated timber (CLT) and glulam technology with a steel-reinforced concrete core. Using 4,000 cubic metres of sustainably sourced timber, it is one of the most ambitious sustainable construction projects on the African continent.

Designed by Dutch architect Leander Moons of studio OMT — the same firm behind Moyoni Bay, CheiChei Living and Vizazi within Fumba Town — the Burj's expressive three-dimensional facade, inspired by a beehive's honeycomb geometry, provides both extraordinary privacy and sweeping views of the Indian Ocean from every apartment.

The building combines residential apartments from studio to penthouse across 27 floors, a 5-star hotel component, commercial space, a rooftop pool, and full concierge and hospitality management. It is Zanzibar's first fully integrated vertical village — and the most prestigious address the island has ever seen.

Yes. Burj Zanzibar is within Fumba Town's ZIPA Free Economic Zone. Foreign nationals receive a 99-year ZIPA lease title. All buyers automatically qualify for the Zanzibar residence permit given the price point exceeds $100,000 for every unit type.
There are two annual fees: the Fumba Town Operations Fee of $1,193 per year (covering security, land lease, waste, water, electricity, internet infrastructure, parks and streets) and the Burj Property Service Fee of $2,169.60 per year (covering concierge, dedicated building management, 24/7 building security, rooftop garden and pool servicing, full power backup and gym).
